Commercial cleaning walkthrough checklist
On a cleaning walkthrough, measure the square feet of every area, note the floor type in each, count restrooms and fixtures, and ask about schedule, supplies, access, problem spots and who decides. Those answers are what your price and scope are built from.
Measure and count
- Square feet of each area: offices, open office, conference rooms, restrooms, lobby, breakroom, hallways, stairs.
- Floor type in each area: carpet, VCT, sealed concrete, tile, wood.
- Restroom count and fixtures: toilets, urinals, sinks.
- Glass: entry doors, interior partitions, windows within reach.
- Special areas: server rooms, labs, exam rooms, kitchens, locker rooms.
Ask
- How many visits a week, and what hours can the crew work?
- Who supplies restroom paper, soap and liners?
- What did you not like about your last cleaning company?
- Are there problem areas or spots that get complaints?
- How do keys, codes, alarms and badges work?
- Any periodic work needed: carpet extraction, floor scrubbing, high dusting?
- Who makes the decision, and by when?
Note
- Current condition and soil level (heavy traffic areas take longer).
- Where the janitor closet, water and trash disposal are.
- Parking and building access rules for the crew.
Next, turn your measurements into a price with the calculator, then write it up from a template.
Common questions
What should I bring to a cleaning walkthrough?
A measuring tool or laser measure, a floor plan if the client has one, a checklist for each area, and a way to take notes and photos. Many contractors enter areas and square feet straight into their proposal software on site.
What questions should I ask on a cleaning walkthrough?
Visits a week and service hours, who supplies paper and soap, problem areas, what they did not like about their last company, security and access, and who makes the decision and when.
How long does a commercial cleaning walkthrough take?
It depends on the building size and how many areas it has. Plan enough time to measure every area and ask your questions, since a rushed walkthrough leads to a wrong price.
